ZONING & PLANNING REPORTS

Our complete Zoning Conformance Report includes all municipality documents, all applicable code sections, a review of all the documents. Our reports give a conformance conclusion statement for zoning standards including land use, building height, lot size, lot density, building coverage, building setbacks and off-street parking count.

We will attempt to obtain a Zoning Letter, Certificates of Occupancy (if available), Zoning Violations, Building Violations, or Fire Code Violations.

We review all property zoning requirements including District Regulations, Zoning Approvals and Planned Unit Developments. If there are any variances or applicable overlay districts, copies are obtained and reviewed for conformance.

We review an ALTA Survey (provided by client) to insure that the applicable current zoning requirements are met. When there are non-conformaties that have been observed on the property, these will be addressed and determined if they are Legal or not. If the property is Legal Nonconforming, we will include the reconstruction clause in the report. We will provide you this report in a PDF via email.

Our reports comply with Fannie Mae and Freddie Mac and ALTA Form 3.0 and 3.1 Endorsement requirements. We also carry Errors and Omissions Liability insurance of $2,000,000.
