Phase I Assessment
A Phase I Assessment is a study undertaken when there is a “reasonable” basis of suspicion that an environmental risk exists. When completed, the Phase I Assessment decides whether a further environmental investigation is warranted.
Phase I procedures include:
A visual investigation of the surface for contamination and uncontrolled releases of hazardous materials.
A visual investigation and record search of adjoining properties.
A records search of Federal and State regulatory agencies.
Historical reconstruction of past ownership and operations, including Title Search, to determine evidence of environmental irregularities.
Upon completion of the Phase I Assessment, we issues a general investigation report to the client with recommendations about what action, if any, needs to be taken. Should evidence suggest further investigation be taken, a Phase II Assessment is advisable.
Phase II Assessment
Once a reasonable basis of suspicion for an environmental risk is established via the Phase I Assessment, CZS clients are then advised to undertake the Phase II Assessment. The Phase II Assessment is the confirmatory stage in which environmental contamination is either affirmed or denied.
This determination is achieved by the undertaking of actual comprehensive sampling and testing procedures by CZS’s staff and field technicians. Site testing capabilities are carried out to determine the presence of toxicity in soil, groundwater or waste materials, such as drums, stored on site.
Results from the Phase II Assessment are analyzed to learn the extent and degree of contamination. our clients are then provided with a detailed description of the environmental problem and advised whether actual site remediation is necessary. Should site remediation be required. Phase III Assessment procedures are then recommended.
Phase III
The Phase III Assessment is undertaken after both Phase I and Phase II results warrant the necessity of site cleanup procedures.
The Phase III Assessment by CZS is the actual detailed plan to rid the contaminated site of its dangerous toxic substances. Upon completion of the Phase III Assessment, specific action to correct the environmental problem is then a necessity. This comprehensive plan provides the framework for safe, effective and accurate remediation of the contaminated site.
